Preventive service

AC maintenance for hot, humid seasons

Maintenance should leave a useful record of what was checked, what changed, and what needs attention—not just a sticker and a vague tune-up claim.

When maintenance is worth scheduling

  • The system is approaching the cooling season without a recent documented check.
  • Filters, drains, coils, or outdoor clearances need inspection.
  • Runtime, sound, drainage, or comfort has changed even though cooling still works.
  • You manage equipment history for a rental or a house with multiple systems.

The approach

Inspect, measure, document

  1. 01

Review equipment and service history before changing anything.

  2. 02

Check accessible airflow, drainage, controls, electrical condition, coils, and outdoor operation.

  3. 03

Record findings and separate maintenance from repair recommendations.

  4. 04

Explain which observations need monitoring and which justify another test or repair.

Where AC water is supposed to go Path of condensate inside a home air conditioner. Moisture collects on the cold evaporator coil, drips into the drain pan below it, and leaves through the condensate drain line, which slopes down and away to the outside. A clogged line backs water up into the house. Cooling squeezes moisture out of humid air. That water is supposed to drip from the evaporator coil into the drain pan and run outside through the condensate drain line — water around the indoor unit usually means this path is blocked or damaged.

What to expect

A visit that creates a baseline

  • 01

    Visible scope

The checklist should name what was inspected and what was outside the visit.

  • 02

    Measured exceptions

Unusual readings should come with context rather than a pass/fail sticker.

  • 03

    No invented urgency

A working older system is not automatically a replacement emergency.
